Inspection

What the job actually involves.

An inspection is a walk, not a look. The perimeter from the ground first, then the roof plane by plane, then the attic side of the decking wherever it can be reached. What comes back is photographs and a written report of what is actually up there, in the order somebody would need it if there were ever a claim to file.

People book one for three reasons: a storm has been through, they are buying or selling and need to know, or something has started leaking. The third is urgent and the first two are not, but all three end the same way, with a report and a conversation rather than a price on a clipboard.

The Difference

The part that decides whether it holds up.

Real estate is a common one here: roofs done on a deadline for a flip or a listing, delivered on schedule. A roof that has been inspected and documented is a much easier thing to put in front of a buyer than one nobody has been on.

Before You Call

Inspection, answered.

Is it really free?

Yes, and there is no obligation attached to it. You get the photographs and the report whether or not any work follows.

How long does it take?

Most houses are 45 minutes to an hour and a half depending on size, pitch and how much of the attic can be reached.

Do I get the photographs?

Yes. They are yours: for your records, for a buyer, or for your insurer.

Can you inspect before I list the house?

Yes, and it is worth doing early. A roof with a written report and photographs behind it stops being a negotiating point.
