Replacement
What the job actually involves.
A replacement here starts on the roof, not in a driveway. The old system comes off in sections so the decking underneath can be seen rather than guessed at, and the rot, the split sheathing and the nail pops that only show up once the shingles are gone get dealt with before anything new goes down. What goes back on is a system: underlayment, ice and water where the valleys and penetrations need it, starter, field, ridge, and flashing at every wall and chimney that meets the roof.
The shingle is the easy part. The sequence is what matters: visits at each stage, time spent on which material actually suits the house rather than which one costs the most, the crew finishing inside the estimated window, and a property left so clean it looks like nobody was there, apart from the roof.

The Difference
The part that decides whether it holds up.
Grapevine and the towns around it were built in waves, and the roof you have says which wave. The 1990s and 2000s subdivisions are reaching the end of the first or second architectural shingle. The larger homes north of 114 carry steeper pitches, more planes and longer valleys, which changes the labor more than the square footage does. Both get walked the same way before a number is put on anything.

Replacement, answered.
How much does a new roof cost around here?
It moves with the size of the roof, how cut up it is, what is going back on and how steep it is. A simple single-story hip is a different job from a three-plane roof with dormers and fourteen valleys, even at the same square footage. The estimator on this site gives an honest range in about half a minute, and the number that matters comes after somebody has been up there.
How long does a replacement take?
Most houses are a one-day tear-off and install with a crew on site early. Larger or steeper roofs, slate and tile, and anything where the decking turns out to be worse than it looked can run to two or three days. You get a date, and you get told if it moves.
Do I need to be home?
No. Somebody should be reachable in case a decision is needed about decking or a flashing detail, but the work happens outside and you do not need to take the day off.
What happens if you find rotten decking?
You are told, with a photograph, before it is replaced. Decking is the one thing nobody can price accurately until the old roof is off, so it is handled as it is found rather than buried in the original number.
What happens to the landscaping and the driveway?
Tarps over the beds, plywood where the debris lands, and a magnet run at the end. The site is left clean every time.
